We are proud to present yet another issue of our periodic Newsletter. It is filled with exciting news and interesting articles that will give investors a better understanding of how we continue to focus our efforts on what will be the best resort in the Caribbean.

Exciting new opportunities for investors

Punta Perla, being a company that truly cares about the well-being and happiness of its clientele, has recently held meetings between the many different departments of the company in order to create more options to add to the list of services available to investors of the project. These iniciatives have been taken despite the difficult timing due to the global financial recession.
Punta Perla will gladly take on the “re-sale” of any property purchased up to December 31st, 2008, within the year following completion and signing of the deeds, with a minimum net 50% profit over and above the monies paid to date by the client.

This offer would include the repayment of mortgage interest paid during this period until the property is re-sold. Our company is still striving to improve this offer through negotiations with banks regarding the possibility of a grace period during this time frame for the repayment of the mortgage.

Obviously, at the end of the day, each client will do whatever they wish with their property, and we simply wish to outline one of the options with the above information.
The company is fully aware of the guaranteed future value of the properties, and will not hesitate in committing to purchase those properties that for some reason have not been sold at the end of the one year period.
Clients will have a period of six months after the properties are completed to make their decision, although it should be noted that the one-year period in which the company will find a new purchaser will start counting from the moment of completion, regardless of when investors decide to take advantage of this offer. For example, should a client communicate to our company that they wish to make use of the offer six months after the completion date, we will have six months to find a new purchaser or buy the property from said investor.
Finally and most important is to announce that the properties have maintained and increased greatly in value. Those clients who require financing will find a additional surprise in that the mortgages that our company has negotiated with the banks as the long term mortgage credit are based on the current assessment value of the property, and not the original purchase price.

Clients will be able to secure mortgages of greater values than they would have originally. Since the value of the property has increased, 70% of its current value is greater than 70% of the original price. This attractive financial option will allow clients to pay off their investment in a more relaxed manner and go on to either enjoy or sell it.
We currently have two entities lined up to provide mortgages for the balance to be paid for properties upon completion. At this time, mortgages will be negotiated for periods of 10, 15 or 20 years depending on the needs and wants of each client.


Courtesy trips to the site

We are happy to announce a new offer from Punta Perla, which will make it much easier for investors to visit the site and personally oversee the construction progress.
Starting from September 15th, 2010 until October 30th, 2010, a limited number of trips will be available for 100 investors, including airfare and a 48 hour stay in the Dominican Republic for one person, and a visit to the Punta Perla construction site for all the members of the trip. (Investors are free to bring their spouses or other members of the family along and stay longer than 48 hours, however these costs will not be covered).
More information regarding how to sign up for the trip, and the trip itself, will be given in the next newsletter, which is to be released over the summer of 2010. The number one priority of the Punta Perla team is to ensure that our clients' expectations are fulfilled, and we have no doubt in our minds that our clients will be very satisfied after attending the courtesy trip.

Letter from the Technical Management of Punta Perla

Dear clients of Punta Perla,
It gives us great pleasure to address all of you in order to inform you about the plans the company has been carrying out in order to ensure that your various properties are delivered on time.
First of all, we have organized with two principal construction companies a work plan of two shifts of 8 hours each, so that the construction and delivery of the urbanization, sporting facilities and housing can be done by the established dates. These established dates, according to the framework of the contracts, are between 30 and 36 months. As the approval of Confotur was given in November of 2008, this would mean that the dates for the initial property deliveries will be between July and December 2011 approximately.
Along with these two construction companies we have with us an important range of collaborating companies and technicians who have worked on the project since the beginning and have the ability and professionalism to focus on day-to-day construction, as well as quality control and planning in such a way that all works on the development are carried out efficiently and effectively, giving the optimal result to the project and all those who will enjoy it in the future.
imageAs can be seen from the various render images presented in this newsletter, we have improved the design of the different properties, using always the best quality materials, in some cases bettering them, so that this project, which has won many international awards, will be an international reference for quality, design, offered lifestyle, etc.
We would like to highlight that we have been working in collaboration, since the beginning of the project, with a group of select professionals: architects, engineers, technicians, landscape designers, etc who have worked, are working and will work continuously so that the project becomes not only a reality but also a magnificent reflection of its value to the world. This will be to the benefit of all clients of Punta Perla, just as much for their own enjoyment as for being a fabulous investment.
We wish to make it very clear that our resources and attention are entirely dedicated to the project, and it is a pleasure to develop something so meaningful and special. Dear clients and investors,
It is my pleasure to address you all for the first time and I am happy to let you know that this is to be the first of a series of communications that I send, which I hope will be of interest to you. The company has given me the task of bringing you up to speed with matters related to the project, as I am a delegate of Punta Perla in the Dominican Republic.
I joined Punta Perla three years ago and from the beginning the job has been very intense. I say this because we have had to overcome many obstacles, the majority of which were out of the control of the company, but that still affected it greatly. I will not waste any time bringing these issues up now, as you have all been informed about them in previous newsletters.
It is important that you all know a few details that maybe before today you didn’t know, or about which you possibly didn’t have all the correct information.
First of all the project is located in the best zone (and it truly is the best) in the centre of the touristic and real estate developments of the country, where the best infrastructure and services of a considerable quality are found. A good demonstration of this is the fact that Punta Cana International Airport is only 15 minutes away from the project, and connected by a large boulevard and a direct road to the project, already asphalted and provided with electricity, telephone and water services.
The project spans some 10 million square meters and has all the necessary approvals from the governmental authorities for the development of the project. A reflection of this approval was given to Punta Perla at the end of 2008, with the complete and definitive approval of the Council for the Promotion of Tourism, which is a body in which the various ministers in charge of matters of a touristic nature participate. In order to receive the approval of this body and the benefits of its awards, a project must follow and comply with all the requirements outlined by the various laws of the country. The departments of tourism, economy, environment and culture, and a confederation of businessmen of the sector also participate in this body.
I would like to emphasize to you that the project is located in a most exclusive area, where it is nearly impossible to find available land. The average market price of land of the quality of the project’s land, with beaches and all building permits, is currently valued at 250 US Dollars per square meter. This amount truly shows the great value of the land on which the project will be built, especially considering that there are no mortgages or credits on it to date. I am informing you of these points to reassure you and move away from the false and malicious speculations that have tried to damage the truth of the project, which is a great development of solid value for all of its investors and clients.
From my perspective as a Dominican who has seen the evolution of the market in the real estate sector, the worth of the properties in the project has increased in value 100 percent over the last five years, and this trend will continue. We can be certain of this because there is a market of 300 million people in the USA, of which 10% have a high economic level, and 30 million people in Canada, of which 12% have a high economic level, and out of these people with high spending power, approximately 28% would like to have a second or third home outside of their home country and at the same time not too far away. Other factors of importance to these potential investors are the weather, the cost of living, transportation, leisure and security, all which are positive aspects of the Dominican Republic. The investment of these people in the project would be secured by the increase in value that happens year upon year, being that the Dominican Republic is the star of the Caribbean.

The Dominican Republic is most often chosen by investors over other countries due to both the interest and the economic cost of living it provides. In fact, the Dominican Republic, along with Panama is the country with the most growth, not only in the Caribbean but in all of Latin America. Furthermore its security and political stability are guaranteed by international agreements between the USA, Canada, Mexico and the European Union.

As you may or may not know, I have been involved with the Punta Perla Resort project from the initial purchase of the Paraiso Tropical beach property by the developer, today Punta Perla. Having met a number of you taking the tour over the last year, I decided to take this opportunity to write to you via this newsletter.
First and foremost I want you all to know that I am also an investor in Punta Perla, owning a number of golf units. You can all imagine that I have a vested interest in making sure that Punta Perla project becomes the best Caribbean resort of the 21st century and hence I help coordinate all that I can for the company here in the Dominican Republic.
It has been a rough start for all of us, however, having been involved in the creation and start up of Cap Cana, (a similar sized resort project), as a stockholder and as Vice President of Development (from the beginning, when the land was purchased in 1999 until 2005), I can state that it does take time and patience to create and construct a large project such as Punta Perla. Cap Cana has gone through a number of cycles and is still being built.
What we, as investors and owners need to think about is the present and future of Punta Perla. I understand that the lack of communication and rapid response has been a concern for all of us and has been very frustrating, however be assured that the company has not stopped working on your/our behalf during this time. I see it and hear it firsthand and can vouch that Punta Perla will be built and become the best Caribbean resort ever.
It is an exciting time to be part of the future development of Punta Perla. The overall master plan concept design has improved including the expansion of the marina and its commercial area. Architectural and technical details have been enhanced and improved upon during this time in each type of property. On the financial front the developer has been working diligently to secure and close with new investors that want to be a part of Punta Perla.
The appraised value of the project and individual units is higher than the original sales price sold at, creating an opportunity for all.

New agreements with hotel chains

We are currently working hard to finalize agreements with two very important hotel companies that will build two hotels of 140 and 130 suites respectively.
Moreover, these chains have subsidiary companies that have also shown interest in managing the rental pool program of a number of properties near the golf courses.
Once these agreements are final and official, we will be thrilled to release the names of these first-class companies that have put their trust in the Punta Perla development.

Other news

In this section, we are introducing a few interesting updates regarding select events that Punta Perla has sponsored, which reflect the importance and presence of the company in the Dominican Republic. It is also a tribute to the part of our team that is in charge of promotion and “brand placement” within the most exclusive circles.
At the same time, this information highlights the importance of the different events currently taking place in some of the golf courses in the country. This is of interest to our clients since all these golf tournaments, and the courses they're held on, will be accessible to Punta Perla investors at member prices given the existing and future agreements between the organizations of all these courses.
This will differentiate the Punta Perla development from all others, thanks to its vision as a social, leisure and sports resort situated in an idyllic setting.

Funglode and the Franklin Center sponsor film forum

The first edition of this initiative took place in the Regional University Center of Nagua, coinciding with the International AIDS Day.
(Santo Domingo, December 4th, 2009).- The Democracy and Development Global Foundation (FUNGLODE) and the Multimedia Global Institute (IGM), together with the Franklin Center of the US Embassy and the Regional University Center of Nagua, presented last December 1st the first of a series of film forums that will take place throughout 2010.
The inauguration of this program was held in the Regional University Center of Nagua (CURNA), in commemoration of International AIDS Day. The film "Philadelphia" was shown, which depicts the life of a young lawyer who embarks on a fight for his rights when he is fired from his job due to a health condition.
The rest of film forums will take place throughout this year in Santo Domingo, Santiago, Nagua and Puerto Plata, and will revolve around matters of general interest.

Funglode Golf Cup

(Casa de Campo, La Romana, December 12th 2009).- With varied weather (strong winds, radiant sun and intermittent rain) some 130 national and international golf players gathered to enjoy a great weekend in which the clear objective of each one of them, besides spending the weekend among friends, was to be crowned champion of the 2009 FUNGLODE Golf Cup. Punta Perla sponsored the event and participated sponsoring three players: Marcos Vilorio, Eduardo Yanes and José Ernesto García.
On Friday, the close to two hundred participants, both national and international, registered and received their golfing equipment and identification cards in the La Romana Country Club, where they were also received with a welcome cocktail.
On Saturday, the Fifth Edition of the FUNGLODE Golf Cup was inaugurated in the Putting Green of the La Romana Country Club, with the attendance of President Leonel Fernández, who was in charge of the honorary put, giving way to the players so that they could approach the various holes. Famous golf instructor Jim McLean offered him a master class before the opening act and gave the Head of State some pointers for the commencement put.
After the tee off and the applause, Eddy Martínez, President of the Organizing Comitee, thanked those in attendance for their presence and support of the fifth edition of the competition. When stressing the importance of this tournament in the country’s golf calendar, Martínez said, “We owe this to players and sponsors that support us every year, thus supporting FUNGLODE’s activities in benefit of the country”.
After Martínez had spoken, Fernández highlighted the importance of this sport as a promoter of tourism for the country. “In the last four decades it has consolidated as an attraction and is now a sign of identity in the area, with over 25 high-quality courses. Thus, with this FUNGLODE event, we are also promoting the image of the Dominican Republic as a golf destination”. He thanked everyone in attendance for their support and encouraged them to enjoy the game and the rest of the planned activities.
On Sunday, everybody attended the outdoors award show Barbecue Dance with Eddy Herrera’s orchestra in Peperoni, in the pool area of the La Romana Country Club, which was decorated with a Christmas theme. In attendance were special guest Dodgers’ executive Tom Lasorda, and a great number of attendees who between glasses of wine and sandwiches enjoyed conversations, music and the spectacular views of La Marina.
The President of the Republic and Honorary President of FUNGLODE, Leonel Fernández, hosted this event attended by players, their partners and different personalities, both national and international, of the financial, social and cultural areas. Next to the president, the honored guests’ table was completed by Eddy Martínez, President of the Organizing Committee of the Cup; Marco Herrera, Executive Director of FUNGLODE; Tom Lasorda, Executive from the L.A. Dodgers; Andrés Vanderhorst, Executive Director of the National Competitiveness Council; and Jim McLean, famous golf instructor and President of the Jim McLean Golf Academy.
The winners of the 10 places to participate in the Golf Channel National Championship, from which 4 players will represent the Dominican Republic in the Latin-American tournament organized by the prestigious television channel, were also presented with their respective certificates.
The FUNGLODE (Democracy and Development Global Foundation) Cup serves mainly to collect funds to finance the activities, projects, investigations and publications of the Foundation in order to fulfill the objectives it set for itself eight years ago, which are the strengthening of the democracy and the human development in the Dominican Republic.

Jim McLean analyzes the possibility of bringing his golf academy to the Dominican Republic

The famous golf instructor gave a master class before the start of the 2009 FUNGLODE Cup.
(Saturday, December 12th, 2009). Jim McLean, famous golf instructor, while visiting for the 2009 FUNGLODE Cup, expressed his joy at being part of the tournament in a country he is contemplating as a potential location in which to set up a branch of his academy.
Having been advised about the evolution of golf in the Dominican Republic and encouraged by friends such as Alfi Fanjul, he accepted FUNGLODE’s invitation from Andrés Van der Horst, Executive Director of the National Competitiveness Council, and Carlos Arias, Tournament’s Technical Director and Executive Director of the National Golf Committee, to offer a master class prior to the start of the tournament and for his staff to give golf workshops to the participants during the weekend.
“I like this event that I have known about for some years and that is usually attended by teachers of my academy. It is for a good cause, it has a good level and I am happy to be here”, he said a few minutes after giving President Leonel Fernández a few instructions for his honorary put to inaugurate the fifth edition of the FUNGLODE Cup.
“I think the President’s vision to give great importance to golf as the engine for the touristic development of the Dominican Republic is a very good one, it is also happening in South Florida, and I am considering the possibility of bringing my academy to this country”.
